Inside the unit
Unit turnovers
A full unit refresh between members or tenants, finished with a final clean. Typically 15 working days.
Kitchens and bathrooms
Cabinets, counters, tile, vanities, tubs and showers, including grab bars. About 5 working days each.
Flooring, carpet and stairs
Hardwood, vinyl plank and carpet, plus interior stair replacement.
Outside the building
Roofing
Shingle roofs, flashing and roof repairs.
Concrete steps and railings
New concrete steps, landings and metal railings.
Windows, doors and exterior repairs
Windows, patio doors and exterior repairs. We bring in structural and geotechnical engineers when a job needs one.
Repairs and upkeep
Water damage restoration
Repairs after leaks and floods, working with your insurer and adjuster through to the final walkthrough.
Maintenance and cleaning
Ongoing repairs, service calls and regular building cleaning, so small problems get fixed before they become capital projects.

BCAs and reserve fund studies
We arrange your Building Condition Assessment or reserve fund study with a licensed engineer, then turn the report into a year-by-year work plan.
Condition walks and capital planning
Unit-by-unit walkthroughs with photos and a priority list your board can plan around.

Can we get a firm price instead of an estimate?
Yes. After a site visit we send a firm, itemized price. If we find hidden damage once walls are open, we send you photos and a price before doing any extra work.
How does your quote fit our three-bid process?
We visit, measure and send an itemized quote by your deadline, grouped into packages so your board can compare bids line by line.
Do you deal with engineers and insurers?
Yes. We bring in structural or geotechnical engineers when a job needs one, and we work with your insurer and adjuster on water damage claims.
Which areas do you serve?
All of Toronto, including Scarborough, North York, Etobicoke and East York, plus York Region, Peel, Durham and Hamilton.
Do you work for condominium corporations?
Yes. We handle common element repairs, suite restorations after water damage, and capital projects, coordinated with your condo manager and board.
Can you price the items in our reserve fund study?
Yes. Send us the study and we'll price the items coming due, so your board can plan the spending year by year.
Do you handle water damage between units?
Yes. We do the restoration after a leak and work with the adjuster and the insurers involved, so repairs aren't held up between parties.
Do you price turnovers per suite?
Yes. Standard turnovers get a set price per suite, so you know the cost before the tenant moves out.
Can you handle a whole building program?
Yes. We can renovate suites one at a time as they come vacant, at the same agreed package prices.
